The Homebush Precinct is the largest precinct along Parramatta Road corridor - the Precinct extends from North Strathfield to the north along the northern railway line, Strathfield Station to the east, the Inner-west to Leppington railway line to the south, and Homebush Bay Drive to the north west. The site is located within the 2016-2023 release area and is in close proximity to five train stations and two railway lines that connect at Strathfield Station.
The site has a narrow frontage to Parramatta Road and a wide frontage to the railway. It is approximately 200m to the Ismay Reserve extension along Powells Creek and 120m from Homebush Station. The site has frontages to four streets, including a long elevation to Loftus Crescent, adjacent to the Inner West – Leppington Train Line, and a small infill site facing Knight Street.
The urban design framework comprises corner and infill buildings that are well suited to a podium and multi-tower development. It includes a new shared east-west laneway that provides pedestrian and vehicle connectivity, a variety of private and publicly accessible open spaces at lower levels with retail activation, and new north-south pedestrian way that connects Parramatta Road to Loftus Crescent. A new significant ground level meeting place provides a focus for the development and community with opportunities to Connect with Country. The new plan comprises three towers and podium form within the high-rise built form with affordable housing, built-to-rent housing and retail.
